While it is true that you will pay no capital gains tax on a qualified 1031 exchange transaction, all you are really doing is deferring the capital gains tax payment. Section 1031 real estate transactions allow you to switch the underlying investment asset without triggering the capital gains tax - but only if the underlying asset is replaced with another that qualifies under Section 1031. |
